Role Description
The T L - Real Estate & Facility Management (REFM) is responsible for the strategic planning, administration, operation, maintenance, compliance, and expansion-related activities of all senior living, retirement communities and other business infrastructures operated by the organization. The role ensures that all facilities are safe, compliant, aesthetically maintained, resident-friendly, and operationally efficient while supporting the organization's growth through identification and evaluation of new land parcels, buildings, and infrastructure opportunities.
The position will lead the REFM function through a network of Facility Coordinators stationed at each community and will be accountable for facility operations, asset management, statutory compliance, vendor management, capital projects, and real estate development initiatives. A technology-driven financial optimization on maintenance, repair, fixed cost handling, waste management etc is the key area for the position to perform.
Key Responsibilities
1. Facility Operations Management
Ensure smooth functioning and maintenance of all communities and company facilities.Implement SOPs, preventive maintenance programs, and service standards.Oversee housekeeping, security, transportation, landscaping, and maintenance activities.
2. Asset Management
Manage the complete lifecycle of critical assets including DG sets, lifts, STP/WTP, electrical, fire safety, HVAC, plumbing, solar systems, kitchen equipment, and vehicles.Handle asset documentation, AMC management, maintenance planning, performance monitoring, and replacement planning.
3. Housekeeping & Environmental Management
Maintain high standards of cleanliness, hygiene, pest control, waste management, and landscaping.Monitor vendor performance and ensure resident satisfaction.
4. Security & Safety Management
Ensure effective security operations, access control, visitor management, and emergency response systems.Conduct safety audits, mock drills, and incident management activities.
5. Statutory & Regulatory Compliance
Ensure compliance with all applicable licenses, permits, inspections, and regulatory requirements.Maintain compliance records, renewal schedules, and coordinate with government authorities.
6. Vendor & Contractor Management
Identify, onboard, and manage vendors and contractors.Ensure service quality, cost efficiency, and adherence to contractual obligations.
7. Repairs, Maintenance & Capital Projects
Plan and execute repair, renovation, and infrastructure upgrade projects.Manage maintenance budgets and ensure timely project completion.
8. Real Estate Acquisition & Expansion
Identify and evaluate properties for business expansion.Coordinate feasibility studies, due diligence, negotiations, and acquisition processes.
9. Budgeting & Cost Control
Prepare and manage operational and capital budgets.Monitor expenses, drive cost optimization, and provide MIS reports.
10. Team Leadership & Development
Lead and mentor facility teams.Establish performance standards, conduct training programs, and foster operational excellence.
Qualifications
Education
Bachelor's Degree in Civil Engineering or related field. Master's Degree in Construction Management / Facility Management
Experience
Minimum 3 years of experience in Facility Management / Real Estate Management / Infrastructure Management, Execution, Contract and contractor management etc. Minimum 1 years in a leadership role managing multiple locations / projects Relevant experience in Public Administration, Vendor Management, Documentation & Procurement Management will be an added advantage Certification in Facility Management from IFMA or similar institutions will be given due weight in the selection process.
